Real-time caveats, comparable closed sales, rental yield models, and floor-by-floor stack analysis. If I can't show you the numbers, I won't make the recommendation.

Buying a first home, upgrading, or rebalancing a property portfolio is a multi-variable decision. Before any viewing is scheduled, we work through the full thesis together — entry price, holding cost, exit strategy, downside risk, and how the property fits into your broader life or investment plan.

Honest when the answer is wait.

Sometimes the right move is no move. I've talked clients out of more than one transaction when the price wasn't right or the timing was off. The relationship is the asset; the deal is incidental.

Most of my business is referral. That only works if every client outcome stands up five years later. I plan for that horizon, not the next quarter.
